Getting started

Do we need to form an RTM company to use Leasehold Clarity?

Not necessarily. Many buildings already have a Resident Management Company. If yours does and its role is clear in your lease, you may already have the right vehicle. Check your lease and the title register first. An RTM company is only needed where no suitable RMC exists and leaseholders want to acquire management formally. Take legal advice if you are unsure.

Is Leasehold Clarity only for buildings that have switched?

No. Directors who still use a managing agent also use it to keep their own independent records of compliance evidence, safety documents and service charge accounts. If those only live in an agent’s systems, you have no independent position.

How do I know whether my building is ready?

Try the readiness check. It takes about five minutes and shows where you are strong and where to prepare.

How long does the switch take?

Most buildings complete the journey in three to six months, depending on the structure, the notices required and the outgoing agent’s contract.

Price and trial

What does it cost?

Standard is £2 per flat per month with a minimum of £20 a month. Professional is £3 per flat per month with a minimum of £30 a month. Full management by Murphy Thompson Moore LLP is quoted per building. See pricing.

Is there a free trial?

Yes, 14 days, with no card required. Real people are on hand to help you get started.

What is the difference between Standard and Professional?

Standard covers the essentials: a documents vault, a basic compliance calendar and email support. Professional adds the full compliance calendar, service charge tools, the resident communication hub, meeting management and a quarterly compliance review by the MTM team.

Using the platform

Who can see our building’s information?

Directors choose who sees what. Residents see the summaries and notices directors share with them. The detail of how access works is set out in the service terms you agree when you sign up.

Can we export our records if we leave?

Your records belong to your building. Independent records you can take with you are the point of using your own platform rather than an agent’s. The exact export arrangements are set out in the service terms.

Does the platform replace our accountant or solicitor?

No. It gives your directors and their professional advisers a shared, organised record. You still need legal advice on notices and your lease, and accounts prepared as the law requires. Murphy Thompson Moore LLP can help with accounts and company secretarial work.

Leasehold Clarity was built by Doug Murphy and Stephen Thompson, senior partners at Murphy Thompson Moore LLP in Wilmslow, who are also RTM directors. See about us.

Which company am I dealing with?

The software is provided by Leasehold Clarity Limited (company number 16963931). Management and professional services are provided by Murphy Thompson Moore LLP (LLP No. OC314041). Your sign-up or proposal will say which applies.

Is my data used for marketing?

No. We do not sell your information. See the privacy notice.
