The honest picture

Self-management is your right. Getting it right is the hard part.

Exercising your Right to Manage is one of the most powerful things leaseholders can do. But the right to manage and the ability to manage properly are different things. Most buildings that struggle do not lack motivation. They lack infrastructure.

  • 01

Self-management without the right infrastructure is just chaos with good intentions

You have the legal right to manage your own building. What nobody gives you is the infrastructure to do it properly. Lease documents in email threads, certificates on someone’s personal hard drive, records that exist only in the head of whichever director has done this longest. When they leave, so does the knowledge.

  • 02

Compliance doesn’t care that you’re doing this voluntarily

Companies House filings. Insurance renewals. Building safety obligations. Section 20 notices. The statutory calendar for an RTM or RMC company is long and unforgiving, and it does not adjust because you are a volunteer rather than a professional agent.

  • 03

Managing money between neighbours is uniquely difficult

Collecting service charges from people you share a building with, and being open about where every pound goes, takes a level of financial clarity that spreadsheets cannot provide. When the accounts are not clear, trust breaks down.

  • 04

Every leaseholder is a co-owner. Not everyone behaves like one.

Self-management means being accountable to all your neighbours, including the disengaged, the sceptical and the ones who wanted to keep the old agent. Keeping your whole community informed and on side is as important as keeping the accounts straight.

The gap between the right and the ability is what makes people give up and call an agent. Leasehold Clarity closes it.

“It isn’t that leaseholders can’t manage their own building. Until now, the tools to do it properly simply didn’t exist for them.”

Leasehold Clarity

Why we built this

We didn’t build Leasehold Clarity for a market. We built it for ourselves.

I know exactly how you feel, because I felt it too.

I’m a senior partner at Murphy Thompson Moore LLP. We have spent over thirty years helping businesses with accounts, tax and company secretarial work, and our clients include many leasehold companies. I know leasehold company compliance and service charge accounting as well as anyone.

And yet, when I became a director of the RTM company for my own building, I was still overwhelmed. Not by the rules. By the infrastructure. Where do you keep everything? How do you track what is coming up? How do you communicate with sixteen leaseholders who all have different levels of interest and entirely different expectations?

The honest answer was spreadsheets, email folders, a shared drive nobody could find anything on, and a lot of hoping we had not missed something. That was not good enough for a professional firm, and it is not good enough for you either. So Stephen and I built what we wished we had.

Two ways to take control

Run it yourself, or have us run it with you.

Some directors want the tools and the control. Others want the control without the day-to-day. Both routes use the same platform.

ROUTE A

Switch to self-management

Your directors run the building on the platform, with the MTM team on hand for the technical parts. Best where you have two or three engaged directors.

The self-management route
ROUTE B

Switch your management to us

Leasehold Clarity and Murphy Thompson Moore LLP take on the day-to-day management for you, on the same platform, while your directors keep the decisions.

Every kind of building

From a six-flat conversion to a purpose-built block.
